About Us

The Beekman Place Association, Inc. represents a planned master community development created in 1984 for the Beekman Place community.  It is comprised of a mix of 403 homes within five HOA and condominium associations; Beekman Lakes, Forty-Three West, The Villages at Beekman Place, The Estates, and The Grove at Beekman Place.

The purpose of the Beekman Place Association (BPA) is to oversee the operation, maintenance, management, and improvement of the common areas of Beekman Place.  The common area property that the BPA is responsible for is the main entrance and the Hamlet’s Boulevard roadway that runs through the community.

Capitalized assets included in the common areas of Beekman Place are the concrete roadway, sidewalks, directional signs, street lights, front entrance signs, the two ponds that face Lockwood Ridge Road, water fountains, irrigation, wells, and landscaping along Hamlets Boulevard.

The Beekman Place Association operates as a separate HOA from the other five associations as per its governing documents.  The BPA encompasses board members selected by each of the five associations to represent them within Beekman Place.  BPA board meetings are held on the first Tuesday of every other month in January, March, May, July, September, and November beginning at 6 PM at the Forty-Three West clubhouse.  Annual membership meetings are held in March of each year at a predetermined location and time.  All homeowners of the five associations are welcome to attend all BPA public meetings.

Each HOA and condo association is financially responsible for the maintenance of their own community.  However, to maintain the shared common grounds of the main entrance and Hamlet’s Boulevard, a monthly assessment fee is collected from all 403 homeowners.  Collection of BPA fees are made by and included in each association’s total monthly assessment fees.  The collected fees are then submitted to the BPA on a quarterly basis to fund the operations of Beekman Place.

Tom Cockley

Tom Cockley, President and Representative of Beekman Lakes  * Term of Office 03/2024-03/2026            Board duties include landscaping, trees, irrigation, & wells

Tom moved to Beekman Place in July, 2021 from Doylestown, PA and is married with 4 children, 5 grandchildren and 3 great grandchildren. He has a Bachelor Degree In Business Administration from Temple University and is a retired business owner. Tom has been giving back to the the community for well over 25 years volunteering for; First Night Doylestown, Doylestown Township Park and Recreation, and Doylestown Township Council of Preforming Arts as chairman as well as Doylestown Food Market and Wesley Enhanced Living Foundation as a board member. Tom also was founder of Transition Town Doylestown and served as advisor and mentor for the Delaware Valley University Small Business Entrepreneurial Center. He also served in various volunteer positions for the American Red Cross.

Joni Mandel, Secretary and Representative of Forty-Three West * Term of Office 03/2025-03/2027                                 

Joni Mandel is the representative from 43 West to the Master Association and serves as the Secretary.  She has lived in Sarasota since 1992 and in Beekman Place since 1998.  Joni is now retired but once worked in non-profit management for more than 20 years and more recently taught at a private school in Manatee County for 17 years before retiring.  She now volunteers for several groups including participating in a reading mentoring program with kindergarteners weekly at an elementary school in Manatee County.  This is her second time serving as a board member of 43 West.  Joni is originally from Ohio, but lived in Illinois for college and graduate school before following her retiring parents and moving to Florida. She enjoys travel, reading and going to the theater.

Diane Goodson, Treasurer and Representative of The Villages * Term of Office 03/2024-03/2026                    Board duties include agendas, minutes, financials, budget, ponds, & fountains

Diane is married with three children and 6 grandchildren. She has a bachelor’s degree in Business Adminstration and retired from a career in finance, accounting, and auditing. Diane has lived in the Villages for 11 years and is currently serving as board treasurer for the Beekman Place Association since December 2022. She also serves as assistant to the Villages board treasurer. Diane previously volunteered for the Manatee County Boys and Girls Club and served on their board as director and president for 10 years. She also volunteered for the United Way of Manatee County and the C.A.R.E. animal shelter in Hillsborough County.

Please Pick Up After Your Pets! 

Please remember to pick up after your pets while walking them on Hamlet’s Boulevard.  Also be sure to dispose of your doggie bags at home and do not leave them on the Boulevard.  Thank You! 

Hamlet’s Boulevard Speed Limit.

Please ensure the safety of pedestrians and other drivers in our community by adhering to the 15 MPH speed limit on Hamlet’s Boulevard.

2025 Neighborhood Intiative Grant Program

The final application for the 2025 NIGP grant has been submitted to Sarasota County in hopes of obtaining $10,000 to complete landscaping on the remaining islands and circle on Hamlet’s Boulevard.  We will be notified on August 1st if funding is approved.  If approved, we will begin our project in October or November when the weather is cooler.  We look forward to working with our fantastic volunteers again this year and we promise the work will not be as difficult as it was last year!  Thanks to all of our volunteers who make our community a beautiful place to live!  You are so appreciated.  

Master Association Board Meeting

The board welcomes everyone to our board meetings held on the first Tuesday of every other month in January,  March, May,  July,  September, and November.  Our next meeting will be on Tuesday, May 6th at our new time at 6 PM at the 43 West Clubhouse.  We would love to have you attend to give us any input that you would like to suggest.
